November 2014 Market Stats

The number of single-family residential closings in Williamson County increased by 22.9% in November 2014, compared to the same period in 2013. The median sales price stayed strong at $387,930. However, this was a 3% decrease compared to the median sales price in November 2013. The average Days on Market number remained the same at 64. The condo market is vibrant as well. Median price, average price, and number of closings increased over the same period 2013, with Days on Market showing a decrease.

Thompsons Station seemed to be the markets strongest performer this month. The number of residential closings increased by 120%, while the average price went up 24%, and the median price increased 31.2%.  The average price of residential listings in Nolensville is up 17% over the same period in 2013, with the number of closings up 7%. November 2014 residential closings in Brentwood increased by 12.2%, with a median sales price decrease of less than 1%.

Markets outside Williamson County continue to perform well also. Davidson County had 665 residential closings with a median price of $193,834. Rutherford County had 354 residential closings with a median price of $194,470. Maury County had 95 residential closings with a median price of $175,000.
