Average sales prices in July 2018 in all counties remained higher than July of 2017. Williamson squeezed out a 0.8% improvement over last year. Year to Date Sales Prices compared to the same time frame in 2017 continue to outpace last year.

Only slight changes in the Months of Supply occurred as we move into August. Williamson reports 3.1 months while Rutherford reports the least at 1.8 months.

New Home Sales percent to total homes sold remains fairly consistent in most counties. Williamson is at 32.3%, Maury County is not at 32.2%!

Williamson County residential single-family home median sales price stayed steady at $499,950. This is compared to last months median sale price of $503,250.

Days on Market (DOM)  for single-family residential homes lowered to 32, from April’s DOM of 42. May 2017 DOM was also 32.

May’s 2018 single-family residential home inventory rose slightly to 1, 417 units. This is an increase from 1,293 units in April.

Arrington ($727,450), Brentwood( $716,000), College Grove ($558,750) are the top three cities for highest median sales.

Average sales prices fell below prior month in Davidson and Williamson county. When compared to May 2017, Rutherford and Maury still show double digit price increases, while the remaining counties range from 4.3% to .5% increase in average sale price.

Sales in May 2018 indicate fewer homes sold in Davidson, Maury, and Williamson compared to May 2017. Sales continue to absorb new inventory as quickly as it comes onto market. Months of Supply heading into June did increase slightly in every county. New home sales ranged 13.0% to 33.1% of total homes sold during the past 12 months.

April YTD average sales prices continue an upward climb compared to same time in 2017.

The Median Price was up in all counties except Maury with a 1.6% decrease.

The market continues to move at a rapid pace and Months of Supply has no appreciable difference from previous months. Most counties showed a flat to slight improvement over last months levels.

New Home Sales ranged 13.6% to 33.1% of total homes sold during the past 12 months.  Combined counties was 27.0% of total sold.

Williamson County residential single-family home median sales price rose slightly to $503,250. This is up from March’s median sales price of $490,000.

• DOM for single-family residential homes consistent at 42, from March’s DOM of 43. However, this is a 10 day increase from April 2017.

• April’s 2018 single-family residential home inventory rose slightly to 1,293 units. This is a increase from 1,215 units in March.

The average sales price in March 2018 fell below February 2018 in Williamson and Maury counties.  However all counties had double digit increases in sale price vs March 2017, ranging from 10.4% to 27.9%

Williamson County residential single-family home sale price increased to $490,000.This is up from February’s median sales price of $479,446.

The average sales prices in February 2018 continued to climb in all counties compared to February 2017. Williamson had one of the highest at 12.3%.  However February 2018 fell behind January 2018 by 2.0% in Williamson.

Months of Supply remains relatively the same as previous months.  The sales are keeping pace with any inventory coming on the market.  Many of the counties had very small decreases from the prior month.

New Home Sales as a percentage of total single family homes sold has decreased some in all counties. Williamson had the largest decrease, but remains at 33.4% New Home Sales vs. Existing in February 2018.

January 2018 average sales prices for the month are still tracking higher than January of 2017 with Williamson increasing by 16.6%.  However, compared to December 2017, all counties have decreased.

Months of Supply remains relatively the same as December.  Total supply was 3.0 months in Williamson and 1.8 months in Rutherford.  Homes entering the market now won’t change these numbers very much if sales remain as robust as they have been.

New Home Sales as a percentage of total single family homes sold has increased in all counties.  Williamson is the highest at 36.0%.

Williamson County residential single-family home sales price lowered slightly to $477,109. This is down from December’s median sales price of $497,639.

DOM for single-family residential homes rose to 46 from December’s, which was 34. The DOM had previously stayed steady in the low to mid 30s for 2017.

December 2017 average sales prices for the month shows double digit increases over December 2016 in all counties.  The Median Sales Price also increased in December 2017 compared to December 2016.

Months of Supply fell in all counties in December.  December is typically the lowest level of supply during the year.

Williamson County home prices, which have stayed consistently high through the year, had a current median sales price increased to $497,639. This makes December the highest price increase to date. The second highest was July with $489,900.

Looking at the statistics for November, the Average Sales Prices in November 2017 continued to increase over November 2016 in all counties in this review.  The Sales Prices for both YTD basis also increased and compared to Last Year November.  Maury fell below last month’s levels, however, all other counties increased over last month.

New Home Sales as a percentage of total single family homes sold increased in all counties except Williamson.  The results remain stable, with only slight variations month to month.  Williamson is highest at 34.4%.

For Williamson County, the current median sales price jumped slightly to $479,900 from last month’s small decline.  This represents a 3.3% increase from October median sales price of $463,900 and is the second highest price year to date.   Closings were also up this month at 407 units compared to 385 homes closed in October and 376 this month last year.

Average Sales Prices in October 2017 continued to increase over October 2016, in all counties.  Rutherford and Maury had double digit increases, and no county had less than a 5.7% increase in price compared to October 2016.

New Home Sales as a percentage of total single family homes remains stable, with only slight variations month to month.  Williamson is highest at 34.6%.  All counties except Robertson show 22.8% to 31.8%.

Residential single-family homes closings in Williamson County have cooled slightly.  This represents a 21% decrease.  However, median sales prices remain high as inventory stays low.

Single-family home sales in Tennessee decreased a modest -2.7% in September, the median price rose +14%, and available inventory fell -23.1% over September 2016, according to data compiled by Tennessee REALTORS®.

Middle Tennessee home sales rose +3.4% in September.

New Home Sales as a percentage of total single family homes remains stable, with only slight variations month to month. Williamson is at 35.2% – the highest of all counties with Maury coming in at 30.2%.

Overall DOM (Days On Market) remained consistent with 33 days in September compared to 32 DOM in August. • However, two cities DOM dropped significantly. They included Arrington and College Grove. Arrington’s DOM dipped to only 17 days from lasts months 46. College Grove also saw a drop in DOM from last months 46 to only 19 days in September 2017.

All counties increased Sales Prices in August 2017 over August 2016.

Davidson, Maury and Rutherford have double digit increases.

In addition, all counties maintained strong increases in the median sales price over August 2017 with 4 counties reporting a higher than 10% increase. Rutherford had a 9.6% increase in sold units.

New Home Sales as a percentage of total single family home seem to be relatively stable,

with only slight variations from month to month.  Williamson is at 35.4% and the highest of all counties.

Overall, Williamson County single-family residential home inventory, including condominiums, inched up to1,492 homes compared to 1,484 in July.  This number beats last month as the most available homes per month this year.  Although this is positive news, inventory is still low compared to the growth Williamson County is experiencing along with demand for housing.

All counties increased Sales Prices in July 2017 over July 2016.  Rutherford and Maury county reported double digit increases.

Williamson County residential single family home sales experienced the highest median sales price year-to-date at $489,900. This marks the 17th consecutive month of residential median sales price exceeding $400,000.

June marked the 16th consecutive month the residential median sales price surpassed $400,000 in Williamson County.

Sales prices in all counties increased in May 2017 over May 2016.  Many counties still show a 7.1% to 9.3% increase over May 2016.

Rutherford increased unit sales by more than 8% this May over last year.

Williamson, Davidson, and Rutherford had small improvements in the Months of Supply.

The Median Price in Williamson rose 10.2% in May 2017, compared to the same time frame last year.

May also marked 15 consecutive months the median closed price for a single-family home in Williamson County was above $400,000.

On a YTD view through April 2017, average sales prices increased in very county, with 5 counties in the double digits.

In Williamson County, single family homes sold at a 27% faster rate than a year ago, with an average of only 49 days on the market compared to an average of 67 days in 2016.The median sales price for a single-family home increased 4.2 percent to $451,100 in April 2017 and broke the previous monthly record high of $433,000 set last year. April also marked 14 consecutive months the median sales price for a single-family home in Williamson County was above $400,000.
